| Finishing
trades have recently commenced on-site at Building 5, as the project
moves towards completion in Early April. New partitions, paint and
carpet will conceal much of the major structural works undertaken
to rectify and transform the building from vacant academic office
accommodation to the Vice Chancellor's suites and conference facility.
The building
was originally built in the early 1980's, and had reportedly suffered
water ingress and structural failure since new.
In-house project
management by UWS led the consultant team - Neustein Rosenberg Earnshaw
Architects and Rod Broune Consulting Engineers - through design
development to adapt the building for its new purpose.
As part of this
$1.6M project; footings and retaining walls have been exposed, extended
and retanked for waterproofing, concrete columns replaced for structural
adequacy and half the roof framing removed and replaced with steel
trusses to accommodate a new, deeply coffered ceiling. A full commercial
kitchen is included.
As is common
with extensive refurbishments, the building has presented a few
surprises for the consultant and building team to resolve. Pro-active
input by Kane (Donn Veale - SM, and Shane Harders - Admin) has provided
timely and cost effective solutions.
